Our Strategy

Our proven system identifies underperforming multi-family assets that fit our predetermined core demographic/location profile. Through the employment of  our time tested due diligence investigation procedures, we are able to ascertain the factors that prevent the subject property from reaching its performance potential as well as their solution, thereby creating value within the asset almost immediately following acquisition

Upon Acquisition we are quick to implement programs tailored to the investment needs such as reducing costs, improving curb appeal, implementing effective marketing, and creating a community pleasing to the eye and desirable to customers. 

Our Criteria

 

We employ a rigid criterion in analyzing the viability of a potential acquisition which includes:

  • Desirability of the location to target demographic
  • Sufficient traffic/visibility to support a high occupancy when stabilized
  • Location in a strong, established rental submarket near education commercial and service centers.
  • Physical/Economic viability of the existing building systems.
  • Sufficient intrinsic upside in the asset, which can be tapped through the implementation of our proven programs.
Our Portfolio

 

Our current holdings are found within the Southeast Texas marketplace. We prefer investment opportunities between $4 million and $10 million. 

The focus of each investment is dedicated to identify undervalued, underperforming assets that have potential to yield higher returns by adding an improved  management infrustructure, strategic planning, and an overall desirable product that consistantly performs well in the Southeast Texas Marketplace.
